Proactive Management
Our proactive approach to management helps create the foundation for a long and profitable business relationship which is focussed on saving you time and effort. Each client is assigned with a dedicated property manager who will not only resolve all of the day-to-day issues that can arise in residential lettings but will also help landlords to comply with the growing number of new regulations and legislations that govern residential lettings.
Key Management Services
Rent Accounting
Rents will be paid by tenants on a monthly basis to our client account and from here they are transferred directly to the landlords’ nominated account. A clear statement of account will be provided to you on a monthly basis and we will also provide quarterly and annual income and expenditure reports for both individual properties and your total portfolio. In cases where the tenant is late with the rent, we will pursue the matter diligently and advise where needed of remedies available to recover any outstanding rents due.
Transfer of Utilities
We will notify all of the relevant utility suppliers whenever a tenant occupies your property. We will also confirm that the new accounts have been set up correctly and that they are based on accurate meter readings taken at the start of the tenancy, ensuring that there are no discrepancies with the changeover.
Routine and Emergency Repairs
We are happy to help with any repairs and can supervise a contractor nominated by you, or provide our own. Any large scale repairs will be done to your specifications only, and we will always submit estimates for your consideration in advance. However, in emergencies or when we consider necessary, we will act to protect the Landlord’s interest without consultation.
Property Inspections
Through regular contact with the tenant and detailed quarterly inspections of your property, we pro-actively maintain the condition of the premises and will always provide you with comprehensive feedback.
